Ponderosa Homes at 6900 Valley Trails Drive <br /> Initial Study and Negative Declaration <br /> 2.5 ZONING <br /> The project site is zoned R-1-6,500 (One-Family Residential) District, which allows <br /> single-family dwellings with a minimum lot size of 6,500 square feet. The applicant is <br /> proposing to rezone the site to PUD-MDR (Planned Unit Development - Medium <br /> Density Residential), to allow for flexibility in the development standards. <br /> 2.6 PROJECT DESCRIPTION <br /> The applicant, Ponderosa Homes, is proposing to subdivide the approximately 9- <br /> acre site to construct 36 single-family residential lots, a private clubhouse with <br /> parking lot, and related infrastructure and site improvements. The existing church <br /> and site improvements, including the surface parking lot and driveway, would be <br /> demolished and removed. <br /> The project includes: <br /> e 36 single-family homes <br /> e A 945-square foot private clubhouse/meeting room facility, with a 10-space <br /> parking lot <br /> e New public streets, sidewalks, landscape strips and 125 new street trees, and <br /> 30 on-street parking spaces; <br /> e Removal of 27 trees (14 on-site and 13 existing street trees), including 1 <br /> heritage tree; <br /> e New private open space and stormwater treatment areas (Parcels A and B) <br /> adjacent to the cul-de-sacs; and <br /> e Pedestrian/bicycle connections to the existing Valley Trails Park pathway from <br /> the cul-de-sacs; <br /> Off-site improvements include: <br /> e Sidewalk improvements along the existing Valley Trails Drive, to fill in a gap of <br /> missing sidewalk between the church parking lot and the existing residences <br /> to the north (between Lots 29 through 37) and the addition of landscaping, <br /> curb extensions, and street trees; <br /> e A tot lot, dedication of land (Parcel C) to the City, and landscaping and <br /> irrigation improvements to Valley Trails Park. <br /> Access to the homes would primarily be provided through a new entry street from <br /> Valley Trails Drive, opposite Lassen Street, as shown in the site plan (Figure 3). This <br /> new entry street forks into two streets that would terminate in cul-de-sacs. However, <br /> homes fronting Valley Trails Drive would be accessed directly from Valley Trails Drive. <br /> Pedestrian access to the existing neighborhood park and walking paths to the <br /> Valley Trails Park would be provided at the end of each cul-de-sac. <br /> 7 <br />
