Redesign the front/rear elevations (facing the street) for Lots 8-16 and Lots <br /> 86 and 87 to provide design detailing on the true front, which is labeled <br /> "rear" on elevation drawings, instead of detailing the true rear side of the <br /> units labeled "front" on elevation drawings. <br /> Model B3, Cl, C1E, C2, C2E, and D <br /> c. Add window style/detail from the Al and A2 units. <br /> Model Cl and C1E <br /> d. Add a railing on the 1st floor front porch <br /> Model D <br /> e. Use all horizontal siding instead of siding/stucco. <br /> f. Add shutters to the double window on the rear elevation. <br /> g. Remove the shutters on the side elevation of Unit DIE. <br /> h. Incorporate a railing on the front porch. <br /> 5. Construction of the overall project may be phased based on the Growth Management <br /> Allocation per year. The Nevada Street extension and intersection improvements shall be <br /> under construction prior to occupancy of the first home and completed prior to occupancy <br /> of half of the homes. Parking, private streets, Nevada Street improvements, street access, <br /> common open space amenities, and other infrastructure requirements to match the <br /> building intensity proposed in any phase shall be reviewed and approved by the Director of <br /> Community Development, City Engineer, and Fire Marshall prior to engineering and/or <br /> building permit(s) for each project phase or building(s) within each phase. <br /> 6. Details of the horizontal siding of the new single family homes shall be incorporated into the <br /> plans submitted to the Building and Safety Division for plan check and permit issuance and <br /> shall be subject to the review and approval of the Director of Community Development prior <br /> to issuance of building permits. <br /> 7. The stucco for the homes shall be smooth light sand finish. Prior to issuance of the first <br /> building permit, the applicant shall submit a finished stucco sample for the buildings. The <br /> stucco sample shall be subject to the review and approval of the Director of Community <br /> Development prior to application/installation on the buildings. <br /> 8. Wood-, fiberglass-, or vinyl-framed/sashed windows shall be utilized on the structures. If <br /> fiberglass- or vinyl-framed/sashed windows are used, they shall have a similar frame and <br /> sash thickness as found on a traditional wood-framed/sashed window unless the required <br /> PUD-110, Irby Ranch City Council <br /> Page 2 of 32 <br />
