SECTION 3. The City Council approves Case PUD -110, the application of Irby Ranch <br />LLC for Planned Unit Development (PUD) Rezoning and development plan to rezone the property <br />from the "A (Agriculture) District" and "C -S (Service Commercial) District" to the "PUD- HDR/OS <br />(Planned Unit Development — High Density Residential /Open Space) District" to construct 87 <br />single - family residential homes and related infrastructure on approximately 10.6 acres, an open <br />space /arroyo parcel on 2.8 acres, and create one approximately 1.64 -acre lot to be dedicated to <br />the City for future development in partnership with Sunflower Hill for an affordable multi - family <br />residential community for individuals with special needs, on a combined 15.03 -acre site located <br />at 3988 First Street, 3878 Stanley Boulevard, and 3780 Stanley Boulevard, subject to the <br />conditions as shown in Exhibit A, attached hereto and made part of this ordinance by this <br />reference. <br />SECTION 4. A summary of this ordinance shall be published once within fifteen (15) <br />days after its adoption in "The Valley Times," a newspaper of general circulation published in the <br />City of Pleasanton, and the complete ordinance shall be posted for fifteen (15) days in the City <br />Clerk's office within fifteen (15) days after its adoption. <br />SECTIONS. This ordinance shall be effective thirty (30) days after its passage and <br />adoption conditioned on the ordinance approving the development agreement for the Project also <br />being in effect. <br />The foregoing Ordinance was introduced at a regular meeting of the City Council of the <br />City of Pleasanton on February 7, 2017 by the following vote: <br />Ayes: Councilmembers Brown, Narum, Olson, Mayor Thorne <br />Noes: None <br />Absent: Councilmember Pentin <br />Abstain: None <br />Jerry Thorne, Mayor <br />ATTEST: <br />Karen Diaz, City Clerk <br />APPROVED AS TO FORM: <br />Daniel G.
