The CC &Rs shall include an exhibit(s) <br />depicting all improvements to be maintained by the Homeowner Association. <br />65. The applicant shall install purple irrigation pipes for public and private landscape areas. <br />When recycled water becomes available to the subdivision, the Homeowner Association <br />shall connect to the recycled water system in a timely manner at the discretion of the City <br />Engineer. <br />66. The geotechnical report shall be peer- reviewed by the City's on -call geotechnical <br />consultant. Prior to recordation of the final map, the project developer's civil engineer <br />and /or geotechnical engineer shall satisfactorily address all comments and /or <br />recommendations by the City's on -call consultant as determined by the City Engineer. <br />Traffic Engineering Division <br />67. The project developer shall work with the City and LAVTA to determine whether the existing bus <br />stop east of the project can be relocated to be along the project frontage. If the bus stop can be <br />relocated the project developer shall provide the required right of way and construct a bus stop with <br />pullout, trash receptacle(s), and shelter, on eastbound Stanley Boulevard adjacent to the project. <br />68. Comprehensive traffic control measures shall be implemented during construction, <br />including scheduling of major truck trips and deliveries to avoid peak travel hours. If <br />necessary, as determined by the Traffic Engineer, proper lane closure procedures such as <br />flagger stations, signage, cones, and other warning devices shall be implemented during <br />construction. <br />69. A minimum 6 -foot wide separated concrete sidewalk or larger to match the existing <br />sidewalk shall be installed along the south side of Stanley Boulevard along the project <br />frontage where not currently in place. Americans with Disabilities Act (ADA) compliant <br />ramps shall be installed at the project entries. <br />70. All internal sidewalks shall be a minimum of 5 -feet wide at all locations and shall be <br />Americans with Disabilities Act (ADA) compliant. <br />71. A public trail shall be installed along the south side of Nevada Street that is a minimum of <br />10 -foot wide with an 8 -foot minimum design exception allowed for restricted areas as <br />determined by the Director of Community Development. The proposed 10 foot wide trail <br />shall be extended all the way to First Street/Stanley Boulevard unless otherwise review <br />and approval by the City Traffic Engineer and Director of Community Development prior to <br />issuance of building permits for the project. In addition, the 10 -foot wide trail shall be <br />extended south of the project boundary to California Avenue where feasible. The trail <br />material shall be decomposed granite and include bonding to be Americans with <br />Disabilities Act (ADA) compliant. The public trail shall be shown on the plans submitted for <br />issuance of building permits and shall be subject to the review and approval by the Director <br />of Community Development prior to issuance of building permits for the project. <br />PUD -110, Irby Ranch City Council <br />Page 13 of 32 <br />
