Fy <br /> i Zia Site <br /> ~' /'r�V - �' ' ,_ lA--1- <br /> - J <br /> t - rm.__i NI <br /> PROJECT PROPOSAL AND DISCUSSION <br /> The applicant is proposing to subdivide the property to: <br /> • Develop 87 new single-family residential units on approximately 10.6 acres of the <br /> site; <br /> • Enhance the open space/Arroyo Del Valley parcel that includes approximately <br /> 2.8 acres of the site; <br /> • Complete the Nevada Street Extension (consistent with the General Plan), <br /> connecting Nevada Street to First Street, parallel to the Arroyo Del Valle — <br /> including bike lanes, trail improvements, and water and sewer extensions; <br /> • Reconfigure the First Street/Stanley Boulevard and (new) Nevada Street <br /> intersection to ensure the new intersection is safe and well-designed; <br /> • Construct 1.2 acres of privately owned open space that will be open to the public; <br /> • Preserve the Zia house by relocating it from its current location to a prominent <br /> location on the proposed Nevada Street extension, adjacent to the Arroyo; and <br /> • Dedicate 1.64 acres of the site for a future (special needs/Sunflower Hill) <br /> affordable housing project; <br /> The Sunflower Hill portion of the development, discussed later in the report, is still in a <br /> conceptual stage of design and is shown for reference only within the plans. A future <br /> PUD development plan will be required for the Sunflower Hill project to include details <br /> such as the number of units, number of buildings, building locations, building heights, <br /> building design, parking, etc. <br /> Page 5 of 20 <br />
