14 Prior to issuance of a building permit, unless different timing is set forth in the development <br /> agreement, the applicant shall pay all Dublin-San Ramon Services District (DSRSD) and <br /> City sanitary sewer connection fees applicable to the portion or phase of the project <br /> covered by the permit <br /> 15 Prior to issuance of a building permit, unless different timing is set forth in the development <br /> agreement, the applicant shall pay all Zone 7 and City connection fees and City water <br /> meter and installation fees applicable to the portion or phase of the project covered by the <br /> permit for all water meters, including irrigation meters, serving residential homes The <br /> applicant shall pay all Zone 7 and City connection fees and City water meter and <br /> installation fees for the irrigation water meter serving the HOA-maintained landscaping <br /> concurrently with the applicant's request for a water meter installation Residential homes <br /> with more than 5,000 square feet of landscaping shall be required to install a separate <br /> irrigation submeter pursuant to California Code of Regulations Section 492 7 Irrigation <br /> Design Plan and pay the applicable City water meter and installation fee <br /> 16 The applicant acknowledges the City of Pleasanton does not guarantee the availability of <br /> sufficient sewer capacity to serve this development by the approval of this case, and the <br /> project developer agrees and acknowledges building permit approval may be withheld if <br /> sewer capacity is found by the City not to be available <br /> 17 The applicant/project developer shall avoid placing two of the same models adjacent to <br /> each other In the event adjoining lots have the same floor plan, they shall have different <br /> elevations <br /> 18 The garages shall not be modified or used for storage in a manner that would interfere with <br /> the ability to park two cars within the garage and each resident shall utilize the garages for <br /> the parking of vehicles In addition, boats, trailers, campers, motor homes, and other <br /> recreational vehicles shall not be parked or stored on-site The above parking restrictions <br /> for the development shall be included in the project CC&Rs Said restrictions shall be <br /> submitted for review and approval by the City Attorney and Director of Community <br /> Development prior to recordation of the final map <br /> 19 The recorded deed of sale for all lots covered by this PUD Development Plan approval <br /> shall include separately recorded disclosure statements or restrictive covenants indicating <br /> the following <br /> a A disclosure statement indicating the portion of the Arroyo del Valle within the project <br /> site, bioswales, the public trail on the south side of Nevada Street, all common utilities <br /> and stormwater treatment measures/areas, private streets, parking, parks, the Zia <br /> Home, the relocated tower, all signage, landscaping and irrigation including <br /> landscaping within the public right-of-way shall be owned and maintained by the <br /> Homeowner Association <br /> b That additions/modifications to the structures and garages are prohibited with the <br /> exception that Class 1 and Class 2 accessory structures (as defined by the <br /> PUD-110, Irby Ranch City Council <br /> Page 4 of 31 <br />
