The recorded deed of sale for all lots covered by this PUD Development Plan approval shall include <br /> separately recorded disclosure statements or restrictive covenants indicating the following: <br /> b. That additions/modifications to the structures and garages are prohibited with the exception <br /> that Class 1 open patio covers and Class 2 accessory structures (storage sheds, <br /> greenhouses. etc. as defined by the Pleasanton Municipal Code) on Lots 8, 11-16, 86, and <br /> 87 may be permitted with a minimum 3 foot rear and side yard setback. <br /> 154. All construction covered by this approval shall conform to the requirements of the California Building <br /> Code currently in effect, the California Fire Code currently in effect, and the City of Pleasanton <br /> Ordinance 2083153. All required permits shall be obtained. <br /> 155. Automatic fire sprinklers shall be installed in all occupancies in accordance with the 201 California <br /> Building, Fire and Residential Codes; City of Pleasanton Ordinance No. 2033153. Installations shall <br /> conform to NFPA Pamphlet 13, Occupancy Hazard Approach for commercial occupancies OR <br /> NFPA 13D with local amendments for one and two-family occupancies. <br /> 158. Fire flow for residential construction shall follow the 201 California Fire Code Appendix B. A fire <br /> flow reduction may be applied for this project as the single family residential homes are provided <br /> with automatic sprinklers and fire access and circulation is provided. In no case shall the fire flow be <br /> less than 1500 gallons per minute. <br /> New Conditions of Approval <br /> XXX. The project developer shall work with the City and LAVTA to determine whether the existing bus <br /> stop east of the project can be relocated to be along the project frontage. If the bus stop can be <br /> relocated the project developer shall provide the required right of way and construct a bus stop with <br /> pullout, trash receptacle(s), and shelter, on eastbound Stanley Boulevard adjacent to the project. <br /> XXX. The project developer shall work with the City on identifying the park and private street names for <br /> the project. Park and private street names should include families and individuals who have <br /> significantly contributed to Pleasanton in the past, particularly family names associated with the <br /> project site. Said park and street names shall be submitted for review and approval by the Director <br /> of Community Development prior to recordation of the final map <br /> XXX. All appliances or systems shall meet Energy Star standards and water conservation devices such as <br /> low-flow faucets, toilets, shower fixtures, etc. shall be installed in each unit of the project. The <br /> appliances and devices shall be stated on plans submitted for issuance of building permits. <br />
