Sunflower Hill Development and Exclusive Negotiating Rights Agreement (ENRA) <br /> As requested by the Planning Commission, the land to be dedicated to the City for <br /> future development of an affordable residential community for individuals with special <br /> needs by Sunflower Hill has been increased from 1.35 acres to 1.64 acres and the <br /> project scope has been revised to accommodate a maximum of 30 individuals. The <br /> revised conceptual plan shown in Figure 5 includes a two-story multi-family building <br /> currently anticipated to include 30 one-bedroom and studio rental units. In addition to <br /> providing an independent living environment for individuals with special needs similar to <br /> senior living, the site would include a community/recreation center and shared outdoor <br /> amenities, which could include a therapeutic swimming pool and a sports court. On-site <br /> property management would also be available to provide resident services coordination. <br /> The applicant has also revised their proposal to include additional two-story single- <br /> family units on Lots 15, 41 , and 46, near the Sunflower Hill parcel to allow for additional <br /> options for potential families associated with Sunflower Hill that have expressed interest <br /> in purchasing the proposed single-family development who prefer two-story models. <br /> Figure 5: Revised Sunflower Hill Conceptual Site Plan (for illustrative purposes) <br /> f <br /> Al s11 r`ss, a - i <br /> �l � :F ,,!
