EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-118 & P16-0203 <br /> 4791 Augustine Street <br /> Mixed-Use Development <br /> September 20, 2016 <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The permitted and conditionally permitted uses for the detached, single-family <br /> homes shall be those found in Section 18.32 of the Pleasanton Municipal Code <br /> (PMC) and the permitted and conditionally permitted uses for the upper floors of <br /> the mixed-use building shall be those in Section 18.36. The permitted and <br /> conditionally permitted uses for the office/retail/commercial/mixed-use spaces <br /> shall be those of the C-N District found in Section 18.44.090 of the PMC. <br /> 2. Prior to submitting to the Building and Safety Division for plan check, the plans <br /> shall be revised to reflect the following. <br /> a. That Residences 2 and 3 will not include mixed-use space. <br /> b. The existing curb cut on Augustine Street shall be relocated farther south <br /> such that it centers the new parking lot. <br /> c. The standalone parking space south of Residence 1 shall be <br /> grassblock/grasscrete and the area south of the standalone space shall be <br /> landscaped with drought tolerant plants and/or trees. <br /> d. A curb/elevated border shall be installed around the northern most oak tree <br /> and along the west and north sides of the oak tree south of the relocated <br /> curb cut. The curb/elevated boarders shall be tall enough to discourage <br /> cars from parking on/over the area adjacent to the trees. <br /> e. The grading plans shall be revised to reflect that the on-site pavement shall <br /> be raised to eliminate the need to cut through the roots of the trees and to <br /> show thinner pavement around the trees to be preserved. <br /> f. A pavement detail/section shall be shown on the plans submitted for plan <br /> check. The pavement utilized shall be installed such that the subgrade is <br /> approximately at existing grade. <br /> g. The applicant/developer shall make every effort to salvage the bricks from <br /> the detached accessory structure when demolishing the structure. The <br />
