Exhibit A <br /> Modified Conditions of Approval by City Council <br /> UP-77-13 <br /> 3370 Hopyard Road, Pleasanton Masonic Lodge <br /> September 20, 2016 <br /> The conditions of approval for UP-77-13 are modified as follows: <br /> 1. Operation of the Pleasanton Masonic Lodge shall be in substantial conformance to <br /> Exhibit B, the modified operation, dated "May 23, 2013", on file with the Planning <br /> Division, except as modified by the following conditions. Minor changes to the plans <br /> or operations may be allowed subject to the approval of the Director of Community <br /> Development. <br /> 2. This conditional use permit shall lapse and become void one year following the date <br /> on which the use permit became effective, unless prior to the expiration of one year <br /> a building permit is issued and construction is commenced and diligently pursued <br /> toward completion on the site which was the subject of the use permit application, or <br /> a certificate of occupancy is issued for the structure which was the subject of the use <br /> permit application, or the site is occupied if no building permit or certificate of <br /> occupancy is required, or the applicant or his or her successor has filed a request for <br /> extension with the zoning administrator pursuant to the provisions of Section <br /> 18.12.030. <br /> 3. The Masonic Lodge shall maintain the existing landscaping. No additional structures <br /> shall be constructed in the area between the Lodge building and the northern <br /> property line without prior City approval. <br /> 4. The permitted uses/activities that are directly associated with the Mason Lodge, a <br /> fraternal organization, shall include but are not limited to the following: <br /> Primary Uses (Masonic Activities): <br /> a. Masonic Lodge member meetings <br /> b. Demolay meetings <br /> c. York Rite meetings <br /> d. Quilts of Valor <br /> e. Job's Daughter's meetings <br /> Ancillary Uses (Non-Masonic Activities): <br /> a. Celebrations, including but not limited to weddings, bar mitzvahs, similar <br /> events, and associated receptions (celebrations open to the general public <br /> and/or celebrations with paid admission would be explicitly prohibited); <br /> UP-77-13 Modifications City Council <br /> Page 1 of 4 <br />
