Use of the Patio and Outdoor Areas: <br />9:00 a.m. — 9:00 p.m. (Mon -Sun) all year <br />Outdoor events of any size are limited to a maximum of four events per calendar <br />near, and no more than 150 persons (staff and quests combined) at each event. <br />The Masonic Lodge shall make the event calendar available to staff at all times to <br />track and verify the number of events held outdoors. <br />23. If additional hours of operation or activities beyond that stated in the Miller Starr and <br />Regalia' written narrative, dated "May 23, 2013," on file in the Planning Division, are <br />desired, prior Citv review and approval is required. The Director of Community <br />Development may approve the modification or refer the matter to the Planning <br />Commission if judged to be substantial. <br />24. A minimum of two Masonic Lodge members shall be on -site to monitor all rental uses <br />that use the outdoor areas, take hourly sound decibel readings at the property lines, and <br />enforce noise standards. <br />25. The Masonic Lodge shall continue to share the event scheduling calendar and <br />coordinate events with St. Clare's . Episcopal Church to avoid scheduling conflicts that <br />could affect the shared parking lot. <br />26. Rental agreements for the Masonic Lodge shall be undertaken directly with the <br />representatives of the Masonic Lodge. <br />27. The kitchen door on the north side of the building shall remain closed but not locked <br />during business hours and shall be used only as an emergency exit. <br />28. The existing double /French door shall be replaced by a solid door. The solid door shall <br />be installed within 30 days from the date this approval becomes effective and shall be <br />used for exiting only. <br />29. The doors (exterior) of the building shall remain closed when not being used for <br />ingress /egress purposes. The applicant shall install self - closing mechanisms within 30 <br />days from the date when this approval becomes effective. A sign stating that the doors <br />of the establishment shall remain closed during all hours of operation shall be placed on <br />or next to all doors. <br />30. Building occupancy shall be posted in each room within 30 days from the date this <br />approval becomes effective. <br />31. The total number of persons at the Masonic Lodge (staff and quests combined) for Non - <br />Masonic Lodge activities shall not exceed 150 persons. <br />32. All exterior lights shall be shielded to reduce light spillage /glare onto adjoining <br />properties. This modification shall be implemented within 30 days from the date this <br />approval becomes effective. <br />UP -77 -13 Modifications Planning Commission <br />Page 4 of 5 <br />
