retention of the historic home was a unique circumstance that warrants customized <br />development standards for the site. <br />Moreover, input from the adjacent property owners and Pleasanton residents has been sought <br />and obtained through the Work Session; further opportunity for public comment will occur at the <br />Planning Commission and City Council hearings. Staff believes that through the PUD process <br />the proposed project has provided residents, the developer, and the City with a development <br />plan that optimizes the use of the infill site in a sensitive manner. Therefore, staff believes that <br />this finding can be made. <br />VESTING TENTATIVE MAP FINDINGS <br />State law and the Zoning .Ordinance of the Pleasanton Municipal Code (PMC) set forth the <br />considerations to be addressed in reviewing a Vesting Tentative Map. The Planning <br />Commission must make the following findings that Vesting Tentative Map 8245 conforms to the <br />purposes of the PMC, before making its action. <br />1. The proposed vesting tentative subdivision map conforms to the zoning <br />regulations /development plan. <br />The Vesting Tentative Map and improvements conform to the PUD development plan <br />and conditions of PUD -120. The map and improvements, therefore, would conform to <br />the underlying PUD zoning district. <br />2. The design of the subdivision provides, to the extent feasible, for future passive or <br />natural heating or cooling opportunities. <br />The townhomes will comply with the City's residential Green Building Ordinance, which <br />requires that each townhome achieve a "Green Home" rating on the "Multi - Family Green <br />Building Rating System" in addition to adhering the State's Green Building Standards <br />Code (CALGreen). The homes in the development will incorporate a number of green <br />building measures, providing a minimum of 50- points, and will be constructed to <br />accommodate photovoltaic panels. In addition, the relatively modest size of the homes <br />(1,690 square feet to 2,158 square feet) would generate reduced energy demand <br />compared to larger homes. <br />3. The proposed vesting tentative subdivision map, together with its design and <br />improvement, is consistent with the Pleasanton General Plan. <br />PUD -120, as discussed in the PUD Findings section of this report, was found to be <br />consistent with the Pleasanton General Plan and with the Pleasanton Downtown Specific <br />Plan and Vesting Tentative Subdivision Map 8326 is based on the proposed development <br />plan. The proposed subdivision and its improvements are compatible with the objectives, <br />policies, land uses, and programs specified in the General Plan and the Specific Plan. <br />P16 -1201, PUD -120, & TRACT 8326 Planning Commission <br />29 of 32 <br />
