d. That the residents, tenants, guests, etc., are prohibited from parking on the <br />driveway access, except within the two designated guest parking spaces. <br />e. That boats, trailers, campers, motor homes, and other recreational vehicles <br />are prohibited from being parked or stored on -site. <br />f. That the garages shall not be modified or used for storage in a manner that <br />would interfere with the ability to park two cars within the garages of the <br />townhomes, one car in the detached garage, or one car in the tandem space <br />adjacent to the detached garage and that each resident shall utilize the <br />garages and tandem space for the parking of vehicles only. <br />Wording for these disclosures and covenants shall be written in simple /plain <br />language, shall be submitted to the City Attorney for review and approval before <br />recordation of the final map, and shall be recorded over the project site by separate <br />instrument. <br />44. The project developer shall provide all initial buyers with copies of the project <br />conditions of approval. <br />Climate Action Plan <br />45. The project shall meet or exceed 25% of Title 24 requirements and shall <br />incorporate shade trees and /or cool roofs. This requirement and the specific <br />components of compliance (e.g., shade trees and cool roof details) shall be shown <br />on the plans submitted to the Building and Safety Division for plan check and shall <br />be subject to the review and approval of the Director of Community Development <br />prior to issuance of a building permit. <br />46. The applicant shall incorporate water - saving landscape plants that include <br />xeriscaping and drought- resistant planting. Said plants, with location, species, <br />size, etc., shall be shown on the plans submitted to the Building and Safety Division <br />for plan check and shall be subject to the review and approval of the Director of <br />Community Development prior to issuance of building and /or grading permits. <br />47. Rain gutters shall discharge into landscaping areas where feasible. These details <br />shall be shown on the plans submitted to the Building and Safety Division for plan <br />check and are subject to the review and approval of the Director of Community <br />Development prior to building permit issuance. <br />Engineering Department <br />48. Prior to issuance of a grading or building permit, the applicant shall provide the <br />City with written permission from the property owner at 568 St. John Street <br />authorizing the applicant to encroach onto 568 St. John Street and reconstruct the <br />retaining wall along the westerly property line. <br />P16 -1201, P16 -1202 & PUD -120, Catalyst Development City Council <br />Page 10 of 30 <br />
