said buildings and site for review and approval by the Planning Division prior to <br />installation of any signs. <br />10. Prior to issuance of a building permit, the applicant shall submit a finished stucco <br />sample for the buildings. The stucco sample shall be subject to the review and <br />approval of the Director of Community Development prior to application /installation <br />on the buildings. Stucco shall be smooth and hand - troweled. <br />11. The project developer /subdivider shall create the applicable access, use, <br />maintenance, etc., easements for the private street, standalone parking space south <br />of Residence 1, and parking lot, subject to the review and approval of the City <br />Attorney and Director of Community Development prior to occupancy of any <br />structure. <br />12. Prior to installation /display, the applicant/responsible party shall submit design <br />details for all outdoor structures and /or furniture to be located in front of the mixed - <br />use building and /or mixed -use space in Residence 1. These details shall be <br />subject to the review and approval of the Director of Community Development. <br />This condition shall be applicable to all uses that occupy the first - floors of the <br />mixed -use building and Residence 1, including those that do not have outdoor <br />dining as part of their use, but still intend to place structures or furniture outside of <br />the tenant space. <br />13. The garages shall not be modified or used for storage in a manner that would <br />interfere with the ability to park two cars within the garage and each resident shall <br />utilize the garages for the parking of vehicles. In addition, boats, trailers, campers, <br />motor homes, and other recreational vehicles shall not be parked or stored on -site <br />and residents, tenants, guests, etc., shall not park on the private street/driveway. <br />The above parking restrictions for the development shall be included in the project <br />CC &Rs. Said restrictions shall be submitted for review and approval by the City <br />Attorney and Director of Community Development prior to recordation of the Parcel <br />Map. <br />14. The applicant shall provide garage door design and material details to the <br />satisfaction of the Director of Community Development. The garage door details <br />shall be included in the plans submitted to the Building and Safety Division for plan <br />check. The garage doors shall be subject to the review and approval of the <br />Director of Community Development prior to the issuance of a building permit. <br />15. The applicant shall provide automatic opening sectional roll -up garage doors on <br />the garages of the houses covered by this approval. Unless otherwise approved <br />by the Director of Community Development, the door design and material shall <br />conform to the PUD development plan. <br />16. Wood -, fiberglass -, or vinyl- framed /sashed windows shall be utilized on the <br />structures. If fiberglass- or vinyl- framed /sashed windows are used, they shall have <br />PUD -118 & P16 -0203 4791 Augustine Street <br />Draft Conditions of Approval 3 of 28 Mixed -Use Development <br />
