a. r
From: Mike Carey
Sent Sunday, July 10, 2016 4:51 PM SUPPLEMENTAL MATERIAL
To: Linda Garbarino; Natalie Amos Provided to the Planning Commission
Subject Fwd: Quick Question from PHA After Distribution of Packet
Date Distributed' 'Ii3ll!i J.
Linda, appreciate your concern for the property and the direction of the project. We started the
designs almost 2 years ago and explored restoring/ moving and also additions to the house. I
wish the city would have had the historic study done as that would have saved us time and
money to get to the same place. I researched and hired a historic consultant to extensively
evaluate the structures and had a structural engineer, termite company, general contractors and
soils engineer also provide input. As you know we always try to restore and renovate the
restorable. The structure is old but does not have historic significance per the report nor any
structural integrity and does not provide the health and safety standards needed.
The prior projects Peters/ Angela, First St., and the St. Mary's project in which we own with
the Hodnefield family were structures that were old but more importantly that had historic
significance and validated merit to restore and retain. The City has been diligent in requesting
studies, reports and findings regarding the property condition and direction of the project before,
during and after our workshop. The Architect studied the neighborhood and realized that the
majority of the surrounding properties had some form of Farmhouse Vernacular style so we
decided to retain that style on the site and also reuse the vintage bricks and incorporate them into
the project. I hope I answered all of your questions. Don't hesitate to call with any questions or
concerns. Thanks, Mike
Mike Carey
Sent from my iPhone
Investment Real Estate Company
925.963.0569
Imp://invre.com
Begin forwarded message:
From: Linda Garbarino
Date: July 7, 2016 at 2:43:41 PM PDT
To:
Subject: Quick Question from PHA
Hi Mike,
We recently received a yellow card from the City regarding your
proposed PUD-118 plan for 4791 Augustine Street.
