listed, to be used. "Modern Farmhouse" is not on the list. The elevations submitted, with some
mitigation in red, resemble designs used in new housing tracts. I submit that the house you propose
to demolish is closer in style to a farmhouse design versus those designs submitted for approval.
(City staff-Where's the nod to historic design and charm? Tell me where those designs exist in historic
downtown?).
The elevations submitted appear to indicate metal siding which still looks like metal.
The city report is stretching the language of the DSP and setting new precedent.
What does the staff mean by "high quality materials"? Metal is metal. It doesn't fit in a historic
neighborhood.
The windows, if made of fiberglass, minimally, should have similar frame and sash thickness as
found on traditional wooden sash windows. Mullions should be raised! Other newer residential
buildings in close proximity to railroads have complied with raised mullions over STC rated glass.
(Note Peters Street Condos). An alternative would be to utilize single frame or double hung windows
with one over one lights that require no mullions. "Farmhouse" architecture utilizes simple
window patterns.
This report has too many exceptions to the DSP and the concern is that the exceptions become the
rule.
We are aware that this proposed project is on the "edge" of the Downtown Specific Planning Area,
but Augustine Street houses three residential historic resources and since this project is right next to
family occupied residences on that street, compliance should be no less important than any other
historic neighborhood in town.
Our goal should not be to create exceptions to clear Land Use and Historic Preservation Policy and
DSP language, but to comply with that language.
I will be addressing these issues at the July 13 Planning Commission Meeting.
Linda Garbarino, President
Pleasanton Heritage Association
4
