longer-lasting compared to composite roofing, has a crisp look, is often used in conjunction with traditional architecture,
and has been used successfully elsewhere in Pleasanton. In addition, we believe that the proposed mixed uses are
consistent with the existing Downtown Specific Plan and use designation and would advance policies in that document
that promote a lively, pedestrian-focused Downtown. Nevertheless, we understand that there are varying
interpretations of the relevant Design Guidelines and Downtown Specific Plan policies, and encourage you to make your
points at the upcoming hearing. Please let me know if you would like to discuss this further with staff prior to this
Wednesday's Planning Commission meeting.
We will continue to notify PHA of upcoming projects of interest and in the future will reach out to you directly on
projects of interest. I believe the PHA is aware of the proposal for the St.John Street properties that Todd Deutscher is
proposing. That went to a Planning Commission Work Session on March 23, 2016, and has been scheduled for the July
27, 2016, Planning Commission meeting for a formal recommendation. That was another Work Session that was not
heavily attended by the public—two members of the public attended and provided comments on parking and
fencing. The web link above will direct you to the staff report, related attachments and audio for the March 23 meeting
(meeting minutes attached). Please be aware that the historic home on St.John Street will not be relocated off-site and
will be retained and relocated on the St.John Street site.
Please let me know if you have any additional questions and/or comments.
Kindest regards,
Natalie
Natalie Amos' Associate Planner, AGBP
CITY OF PLEASANTON
Planning Division
Community Development Department
P.O. We are aware that the property is zoned as (0) for Office and thus did
not qualify for the historic survey. Nonetheless, the home built in the late 1800's is likely one of the oldest
residences in Pleasanton. The home is in a historic neighborhood with three other homes on that street that did
qualify for historic status, and protection. 'These are located at 4549 Augustine, 4575 Augustine and 4578
Augustine. Thus, this is a historic neighborhood.
The historic home on the property at 4791 is in very good condition and has a large yard with a classic stone
house on the side lot. There are also three large heritage trees on the property that are at risk. The nature of this
proposed mixed use property in close proximity to a residential neighborhood with historic homes is not in
keeping with other approved projects or existing projects in town.
