BACKGROUND <br /> On May 20, 2008, the City Council adopted Ordinance No. 1974 and approved PUD-32 <br /> to subdivide an approximately 20-acre site, located at 5 Tuscany Place, into two single <br /> family residential lots. <br /> On July 17, 2008, the Staff Review Board, acting within its authority, approved a minor <br /> subdivision application by Daniel and Belinda Sarich to subdivide the 20-acre site, into <br /> two lots. <br /> All subdivision improvements have been constructed and the public improvements are <br /> ready for acceptance. <br /> DISCUSSION <br /> Improvements Constructed <br /> The subdivision improvement agreement provided for the construction of improvements <br /> that consisted of a public water main and public sanitary sewer main to serve Parcels 1 <br /> and 2 as required per Sections 14.04.050 and 15.32.090 of the Municipal Code. <br /> Additionally, a 33-foot wide and approximately 220-foot long public street (Tuscany <br /> Place), public and private storm drain systems, private water and sanitary sewer laterals, <br /> private fire water line and related private improvements were constructed to serve the two <br /> parcels. <br /> Staff has inspected the site and finds that all public improvements are complete and in <br /> compliance with the subdivision agreement. <br /> The public street and public utilities (sanitary sewer main, water main, and storm drain <br /> system) serving this project will be maintained and operated by the City.
