EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-115, Guy Houston <br /> 11249 Dublin Canyon Road <br /> PROJECT SPECIFIC CONDITIONS OF APPROVAL <br /> Planning Division <br /> 1. The PUD development plan shall lapse two years from the effective date of this <br /> ordinance unless a parcel map is approved. If a parcel map is approved, the PUD <br /> development plan approval shall lapse when the parcel map approval expires. If a <br /> final map is recorded before the parcel map expires, then the PUD development <br /> plan approval shall not lapse. <br /> 2. The lots covered by this PUD development plan shall be subject to the permitted <br /> and conditional uses of the One-Family Residential District as defined in the <br /> Pleasanton Municipal Code. <br /> 3. No building permits shall be issued prior to City approval and recordation of a Final <br /> Parcel Map. <br /> 4. The applicant/project developer shall create a maintenance agreement addressing <br /> the maintenance responsibility for the driveway, landscaping between the property <br /> lines of Lots 1 and 3 and Dublin Canyon Road, bioswale, stormwater retention <br /> areas, utilities, etc. The maintenance agreement shall be recorded concurrently <br /> with the Final Parcel Map. The maintenance agreement shall be subject to review <br /> and approval by the City Attorney prior to recordation of the final parcel map. <br /> 5. The applicant/project developer shall submit with the parcel map application, a <br /> Wildland Fire Management Plan (WFMP) prepared by a consultant covering the <br /> private lots and open space area for review and approval by the City Attorney's <br /> Office, Fire Marshall and Director of Community Development. <br /> 6. Prior to issuance of a building permit, the applicant/developer shall pay the <br /> applicable Zone 7 and City connection fees and water meter cost for any water <br /> meters, including irrigation meters, applicable to the portion or phase of the project <br /> covered by the permit. Additionally, the developer shall pay any applicable Dublin- <br /> San Ramon Services District (DSRSD) sewer permit fee. <br /> 7. Prior to issuance of a building permit, the applicant/developer shall pay the <br /> applicable City and Tri-Valley regional traffic impact fees for the project as <br /> determined by the City Traffic Engineer, or as identified in a project development <br /> agreement. <br /> Page 1 of 17 <br />
