3. Introduce the draft ordinance approving Cases PUD-104-1M and PUD-81-22-15M, <br /> subject to the Conditions of Approval, Exhibit A (Attachment 1). <br /> FINANCIAL STATEMENT <br /> The applicant would be responsible to pay the costs of any required utility or <br /> infrastructure improvements for the project. The project would incrementally increase <br /> the demand for City services and would add property and sales tax revenue. A fiscal <br /> impact analysis report prepared for the original project with a 430,000-square-foot office <br /> building determined, using conservative revenue and expenditure assumptions, that the <br /> net fiscal balance to the City would be positive (approximately $172,000 annually). The <br /> modified project with a 410,000-square-foot office building would result in a similar fiscal <br /> benefit to the City. Additionally, the applicants would construct a police service center in <br /> the BART garage for use by the City and BART police at no cost to the City. <br /> BACKGROUND <br /> In 2014, Workday received City approval for a new 430,000-square-foot office building, <br /> two new parking structures, and a number of other public and private improvements. All <br /> aspects of the approval were locked-in' for 10 years by a Development Agreement. <br /> After re-evaluating its needs in 2015/16, Workday submitted a request to modify the <br /> approved PUD to include a redesigned (slightly smaller) 410,000-square-foot office <br /> building, only one parking structure, and additional site/project improvements and <br /> amenities. <br /> SITE DESCRIPTION <br /> The Workday project is primarily located on two sites: the approximately 25.4-acre <br /> Stoneridge Corporate Plaza property located at 6120-6160 Stoneridge Mall Road and <br /> the approximately 6.9-acre BART property located at 6110 Stoneridge Mall Road (see <br /> Figure 1 on the following page). Workday would also install some improvements on the <br /> adjacent 1.2-acre BART parking garage site (e.g., the joint City/BART police service <br /> center and pedestrian/bicycle promenade). <br /> Page 2 of 9 <br />
