THE CITY OF 5 <br /> ,,, ■ 1, CITY COUNCIL AGENDA REPORT <br /> pLEASANTON® <br /> May 17, 2016 <br /> Community Development <br /> Planning Division <br /> TITLE: CONSIDER A PLANNED UNIT DEVELOPMENT (PUD) <br /> DEVELOPMENT PLAN, FOR A FOUR-LOT SINGLE-FAMILY <br /> RESIDENTIAL DEVELOPMENT AND RELATED IMPROVEMENTS AT <br /> 1027 ROSE AVENUE WHICH INCLUDE THE RETENTION OF THE <br /> EXISTING SINGLE-FAMILY RESIDENCE, THE CONSTRUCTION OF <br /> A ONE-STORY, SINGLE-FAMILY RESIDENCE, AND OF TWO <br /> FUTURE CUSTOM HOMES ON SEPARATE LOTS; AND APPROVE <br /> THREE GROWTH MANAGEMENT ALLOCATIONS FOR THE <br /> PROJECT <br /> APPLICANT: Amanda Gagliardi <br /> SUMMARY <br /> The application would result in a four-lot single-family residential development and <br /> related improvements which include the retention of the existing residence, the <br /> construction of an approximately 3,443-square-foot, one-story, single-family residence, <br /> and two future custom homes. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On April 13, 2016, the Planning Commission unanimously recommended approval of <br /> the application, subject to the conditions of approval in Attachment 1. <br /> RECOMMENDATION <br /> 1. Find that the project is categorically exempt from environmental review pursuant to <br /> the California Environmental Quality Act Guidelines, Section 15332, In-Fill <br /> Development Projects; <br /> 2. Make the PUD findings for the proposed development plan as listed in the April 13, <br /> 2016 Planning Commission staff report (pages 8 through 10 in Attachment 4); <br /> 3. Introduce the draft ordinance approving PUD-112, subject to the conditions of <br /> approval listed in Exhibit A of Attachment 1; and <br /> 4. Adopt a resolution approving the Growth Management Agreement for three growth <br /> management unit allocations (P15-0484) for the project. <br />
