(non—flying or inactive, either young, or seasonally torpid) individuals. <br /> Or, prior to issuance of a building or grading permit, a qualified wildlife biologist <br /> experienced in surveying for and identifying bat species shall survey the portion of the <br /> oak/bay woodland habitat if tree removal is proposed to determine if any special—status <br /> bats reside in the trees. Any special—status bats identified shall be removed without <br /> harm. Bat houses sufficient to shelter the number of bats removed shall be erected in <br /> open space areas that would not be disturbed by project development. A written report <br /> prepared by a qualified biologist documenting survey results shall be submitted to the <br /> Director of Community Development for review and approval. <br /> 32. Pre-Construction Dusky-footed Wood rat Survey: Prior to commencing any construction- <br /> related activities, as determined by the biologist, that may result in the destruction of <br /> dusky-footed woodrat nests, surveys shall be conducted by a qualified biologist to <br /> determine the occurrence of the nests. If found, construction fencing shall be installed <br /> around the nest at a distance specified by the biologist to avoid impacts, and a wildlife <br /> biologist shall be present during a timeframe specified by the biologist upon the initiation <br /> of construction to monitor construction activities until such time that the biologist <br /> determines that it is not needed. <br /> 33. The wood fence on Lots 1 and 3 shall meet the recommendations as stated in the Noise <br /> Assessment Study prepared by Edward L. Pack Associates. The construction detail of the <br /> fence shall be included in the building permit plan check plans and is subject to the review <br /> and approval of the Director of Community Development prior to issuance of a building or <br /> grading permit. <br /> 34. The construction plans submitted for issuance of a building permit shall include the <br /> installation of an air filtration system on any heating, ventilation, and air conditioning <br /> (HVAC) system on the air intakes (i.e., outside air) serving the new residential units <br /> located on the project site. The air filtration system shall be a Minimum Efficiency <br /> Reporting Value (MERV) 13 air filtration system. <br /> 35. The construction plans submitted for issuance of a building permit shall clearly show that <br /> air intake vents on the proposed homes do not face the 1-580 freeway and they are <br /> located as far from 1-580 as practicable, subject to review and approval by the Director of <br /> Community Development. <br /> 36. The Parcel Map shall indicate that areas beyond (above) elevation 440 feet on Lot 2 and <br /> elevation 443 feet on Lot 3 shall be maintained as open space areas, free of structures, <br /> grading, and landscaping. <br /> Engineering Department <br /> 37. The geotechnical report shall be peer-reviewed by the City's on-call geotechnical <br /> consultant.
