Figure 2: Project Site and Phasing Plan <br />` 1r <br />oc F <br />e1 <br />J`F PHASE 11 � • I • 'I� � -_ �1 � v... �1 <br />Pha' 4 <br />Growth Management <br />The City's Growth Management Program (GMP) allows a total of 235 growth <br />management unit allocations to be issued within a calendar year for new residential <br />units. One allocation is required for each residential unit upon approval. To date in <br />2016, a total of 60 growth management allocations have been issued. The proposed <br />development would require 19 allocations. If Council approves the requested <br />allocations, a total of 79 GMUAs' would be issued this calendar year, below the <br />allocation limit. The Growth Management Agreement for the project is included as <br />Attachment 2. <br />Affordable Housing Agreement <br />The City's Inclusionary Zoning Ordinance (IZO) requires that applicants of new single - <br />family residential projects of fifteen units or more provide at least 20% of their dwelling <br />units as units affordable to very low, low, and/or moderate income households, pay an <br />in -lieu fee, or use Inclusionary Unit Credits (IUCs) from past projects. Ponderosa <br />Homes provided more affordable units in the Ironwood Development than was required. <br />Thus, Ponderosa Homes was granted 51 IUCs that could be used to satisfy the <br />requirements of the IZO on Ponderosa's Busch Road site or, subject to City Council <br />approval, at other sites in the City. <br />'Two growth management allocations for PUD -115 (11249 Dublin Canyon Road) are also pending <br />approval at the April 19, 2016 City Council meeting. <br />Page 4 of 8 <br />
