15. Unless otherwise specified in the conditions of approval or shown on the PUD <br />development plan, site development standards of the single - family home lots shall <br />be those of the R -1- 10,000 District. <br />16. The applicant/project developer shall avoid placing two of the same models <br />adjacent to each other. In the event adjoining lots have the same model, they shall <br />have different elevations. <br />17. The recorded deed of sale for all lots covered by this PUD Development Plan <br />approval shall include the following: <br />a. A disclosure statement indicating the adjacency to the Alameda County <br />Fairgrounds and the driving range at the fairgrounds. <br />b. A disclosure statement indicating the portion of the arroyo within the project <br />site, bio- retention basins, public trail, and the precast wall on the south side of <br />Rose Avenue abutting the Alameda County Fairgrounds' property are to be <br />owned and maintained by the homeowners association. <br />Wording for these clauses and /or disclosures shall be submitted to the City <br />Attorney for review and approval before City Council approval of the first final <br />subdivision map for this development and shall be recorded over the project <br />site by separate instrument. <br />18. The applicant/project developer shall provide all buyers with copies of the project <br />conditions of approval. <br />19. The applicant/project developer shall comply with the recommendations of the tree <br />report prepared by HortScience, Inc. The project developer shall arrange for the <br />horticultural consultant to conduct a field inspection prior to issuance of City <br />permits to ensure that all recommendations have been properly implemented. The <br />consultant shall certify in writing that such recommendations have been followed. <br />20. The applicant/project developer shall construct and install an approximately 45 -foot <br />tall golf ball fence /net structure as recommended in the Corral de Tierra Driving <br />Range Golf Ball Trajectory Study by Tanner Consulting Group (TCG) at the <br />location depicted on the site plan. The construction plans submitted for issuance <br />of a building permit shall include the design details of the poles and netting as <br />specified in the TCG report. The pole and net design are subject to review and <br />approval by the Director of Community Development. In addition, the pole and net <br />design shall also be reviewed by TCG and TCG shall certify in writing that the <br />approximately 45 -foot tall golf ball fence /net structure complies with the <br />recommendations stated in the Corral de Tierra Driving Range Golf Ball Trajectory <br />Study. <br />4 of 27 <br />
