BACKGROUND <br />On November 20, 2014, the Staff Review Board, acting within its authority, approved a <br />minor subdivision application by Mathew Zaheri to subdivide an approximately 16.1 -acre <br />site into three parcels. The site is located on the northwest corner of the Stoneridge Drive <br />and El Charro Road intersection (part of the Auto Mall site at Staples Ranch). <br />Subsequently, the City entered into a subdivision improvement agreement with Mr. Zaheri <br />to construct subdivision improvements to serve the three parcels and the Parcel Map was <br />recorded. The improvements have now been constructed in conformance with the <br />improvement plans that were prepared in compliance with the approved Parcel Map and <br />PUD conditions of approval. The improvement plans were reviewed and approved by <br />the City Engineer. <br />All subdivision improvements have been constructed and are now ready for acceptance. <br />DISCUSSION <br />Improvements Constructed <br />The subdivision improvement agreement provided for the construction of subdivision <br />improvements that consisted of a public sanitary sewer main, private water laterals, and <br />private sanitary sewer laterals to serve Parcels 1, 2, and 3 as required per Section <br />15.32.090 of the Municipal Code. Additionally, private storm drain, private fire water line <br />and related private improvements were constructed to serve the three lots. <br />Staff has inspected the site and finds that all public improvements are complete and in <br />compliance with the subdivision agreement. <br />The public sanitary sewer main serving this project will be maintained and operated by <br />the City. The private water laterals, private sanitary sewer laterals, private storm drain, <br />private fire water line and related private improvements will be maintained and operated <br />by the private property owners. <br />Submitted by: <br />sA( <br />Stephen Kirkpatrick <br />Director of Engineering <br />Attachment: <br />1.
