BACKGROUND <br />On January 4, 2012, the City Council approved PUD- 50 -01M, an application by <br />Ponderosa Homes to construct 29 detached single - family homes on an approximately <br />19.47 -acre site at 3157 Trenery Drive and 2313 Martin Avenue. <br />On January 11, 2012, the Planning Commission approved an application by Ponderosa <br />Homes for a Vesting Tentative Map for Tract 7721 to subdivide an approximately 19.47 - <br />acre property located at 3157 Trenery Drive and 2313 Martin Avenue into 31 lots <br />consisting of 29 lots for 29 new single - family homes and two lots for two existing single - <br />family homes; and ten remainder parcels for land to be conveyed to adjacent owners. <br />Improvement plans and the Final Map were prepared in compliance with the approved <br />PUD -50 -01 M and Vesting Tentative Map and were approved by the City Engineer. The <br />City and Ponderosa Homes entered into a subdivision agreement to construct subdivision <br />improvements to serve the proposed 29 lots. <br />On July 17, 2012, the City Council approved the Final Map, improvement plans, and <br />subdivision agreement for Tract 7721. <br />On August 1, 2012, the Final Map was filed for recordation at the County of Alameda <br />Clerk- Recorder's Office. <br />DISCUSSION <br />Improvements Constructed <br />The development constructed the following public improvements to serve the 29 lots of <br />the subdivision: a water main with service laterals, sanitary sewer main, street lights, a <br />street with sidewalks (Cameron Circle), and a realignment of Cameron Avenue. <br />Additionally, the development constructed private bio- swales for treating stormwater and <br />various private utilities necessary to serve the subdivision. <br />The public improvements, as described above, will be maintained and operated by the <br />City. The private improvements, as described above, will be maintained and operated as <br />provided for in the Declaration of Covenants, Conditions, and Restrictions for Cameron <br />Place (CC &Rs). The CC &Rs were filed for recordation following recordation of the Final <br />Map. <br />Construction of the required improvements for Tract 7721 has been completed.
