Existing bike and <br /> pedestrian access south of Stoneridge Drive in the Val Vista Neighborhood would not be altered by <br /> the EDZ. <br /> Master Response to Comments About Nonconforming Uses and <br /> Grandfathering of Existing Uses Within the Proposed EDZ <br /> Several commenters requested clarification regarding the potential legal-nonconforming status of <br /> existing land uses within the proposed EDZ area, including the AT&T property and Valley Bible <br /> Church. <br /> Protecting existing businesses is a primary goal of the EDZ; with regard to the impact on existing <br /> businesses and land uses within the EDZ, the City is proposing that the EDZ ensure that property <br /> owners within the EDZ will be able to continue leasing and operating existing businesses for as <br /> long as desired, so that existing land uses are "grandfathered in."The City is also currently <br /> exploring ways to allow for some degree of expansion or replacement of existing businesses that <br /> do not conform to the uses desired as part of the EDZ,while still retaining the EDZ's <br /> redevelopment and growth potential.
