CONCLUSION <br /> The revised proposed project would establish a pedestrian-oriented retail use on the <br /> ground-floor along Spring Street and upper floor offices, as well as five new residential <br /> units, which would generate new activity and vitality along this segment of Spring Street. <br /> The proposal as revised includes reduced building mass, fulfills more of its parking <br /> requirements, and is sensitively designed in the context of surrounding buildings. The <br /> proposed building architecture and site landscaping are attractive, compatible with the <br /> surrounding development and buildings, and meet all applicable requirements of the <br /> Pleasanton Municipal Code, Downtown Specific Plan, and Downtown Design <br /> Guidelines, as conditioned. A new storefront along Spring Street will add interest to the <br /> streetscape and encourage pedestrian activity in and around Main Street.
