design and construction, but also fire service operational requirements. They know that <br /> each Fire Department operates in their own unique way, but they also bring best practices <br /> from the numerous other fires stations they have worked on. In short, JKA knows fire <br /> station operational requirements almost as well as they know building design and <br /> construction/renovation. The selection committee believes this knowledge will help <br /> ensure a successful project and result in a solid plan on how to best improve these two <br /> fire stations to serve Pleasanton into the future. <br /> Under the terms of the negotiated scope of work and fee, JKA will thoroughly evaluate <br /> the physical condition of the two stations. JKA will review all available as-built records, <br /> verifying them with the field conditions. They will analyze the structural integrity of the <br /> buildings, all HVAC systems, plumbing systems, fire responder notifications systems, etc. <br /> They will look at energy efficiencies, and do a hazardous material assessment. They will <br /> then involve the Fire Department personnel in a needs assessment to determine how the <br /> facility is currently operating. With this information JKA will then prepare conceptual <br /> designs of a remodel or renovation for each facility and present them to City staff <br /> (including the Fire personnel), along with detailed construction cost estimates. The <br /> evaluation, needs assessment, and cost information can then be used by the City to <br /> determine the most practical and cost effective way to renovate or replace these two fire <br /> stations. <br /> If during the course of the analysis it becomes apparent that either fire station building <br /> cannot be cost effectively renovated, the work product will change to a functional lay-out <br /> of a new fire station along with a detailed cost estimate of the new station cost.
