developer can bypass parking requirements and also rules about requiring business/retail on first <br /> floor. <br /> So, what else could be done with property? <br /> When i polled about 20 folks who work in area, overwhelming response was to create a "mini" <br /> Rockridge type pedestrian marketplace with shops such as bakery, deli, fresh produce, coffee, <br /> etc. OK to have apartments on 2nd level. This would be aimed for locals who would walk here <br /> (therefore we might be OK lightening up on parking needs). This is a use that is desperately needed <br /> for employees on north side of Main Street (such as Fusion 3 Salon employees). Or, it could be a <br /> parking lot if city could work the right financial deal. Or it could be a down scaled project with retail in <br /> front and a couple townhouses in back IF parking can be met (ideally free standing row townhouses). <br /> There are plenty of options and no urgency or community or PDA desire (aside from developer and <br /> their friends) to approve the design in front of you. Please honor the intent of our downtown specific <br /> plan and your recent mandate to fix our downtown parking situation and do not approve project as <br /> is. <br /> We.can do better!.
