PROJECT DESCRIPTION <br /> The proposal includes an application for a PUD Rezoning and Development Plan to <br /> rezone the site from the C-C (Central Commercial), Downtown Revitalization, Core Area <br /> Overlay District to PUD-C-C (Planned Unit Development-Central Commercial), <br /> Downtown Revitalization, Core Area Overlay District, and to construct a 4,074-square- <br /> foot, two-story commercial/office building with an attached 1,225-square-foot second- <br /> floor apartment unit, and four, 2,015-square-foot, three-story multi-family residential <br /> units (Figure 2). <br /> Commercial/Office Building <br /> The proposed two-story commercial/office building would be designed for a maximum of <br /> three tenants and would include: <br /> o Ground floor retail space fronting Spring Street (975 sq. ft.); <br /> ® Ground floor office space (785 sq. ft.); <br /> ® Ground floor lobby, restrooms, and an elevator common area (514 sq. ft.); and <br /> e A second-floor office space (1,800 sq. ft.) as well as two decks facing west <br /> toward Main Street. <br /> Ground floor entrances to the building would be available from Spring Street (retail <br /> space entrance) and from the parking area at the side of the building (common area <br /> entrance). Mission <br /> Revival architectural styling is proposed, including a mix of flat and gabled parapet lines, <br /> round tile gable vents, and smooth cement plaster wall finishes.
