PUD Required <br /> The PUD application is proposed to allow for tandem parking for the proposed multi- <br /> family residential units, as the Municipal Code does not permit tandem parking. Please <br /> see the Planning Commission staff report (Attachment 2) for detailed background <br /> information. <br /> SITE DESCRIPTION AND SURROUNDING AREA <br /> The site is generally rectangular in shape and gradually slopes up from Spring Street <br /> toward the rear of the property. The surrounding parcels are at different grades (higher <br /> and lower), so there are existing retaining walls ranging in height from approximately <br /> one to five feet around the perimeter of the parcel. At the rear of the property there is a <br /> 910-square-foot single-story vacant building and approximately 20 informal paved <br /> parking spaces closer to Spring Street. There are nine trees, all of which are Heritage <br /> Trees, of various species, sizes and health conditions. <br /> The properties adjacent to and in the immediate vicinity of the subject parcel on Spring <br /> Street and Main Street are mainly commercial buildings occupied by a home inspection <br /> business to the east, meat/seafood market to the west, and a mix of small <br /> retail/restaurant and office uses. In addition, there are residential uses in the vicinity of <br /> the site, including a multi-family residential building to the north.
