James Knuppe <br /> 273 Spring Street <br /> December 9, 2015 <br /> PROJECT SPECIFIC CONDITIONS OF APPROVAL <br /> Planning Division <br /> 1. The proposed Planned Unit Development Rezoning and Development Plan shall <br /> conform substantially to the project plans and color palette, Exhibit B, dated "Received <br /> November 3, 2015," on file with the Planning Division, except as modified by the <br /> following conditions of approval. Minor changes to the plans may be allowed subject to <br /> the approval of the Director of Community Development if found to be in substantial <br /> conformance to the approved exhibits. <br /> 2. The Planned Unit Development Development Plan shall lapse two years from the <br /> effective date of approval unless a building permit is obtained and construction diligently <br /> pursued or the City has approved a time extension. <br /> 3. The permitted and conditionally permitted uses for the Planned Unit Development shall <br /> be those of the C-C Central Commercial District. <br /> 4. Unless otherwise specified in the conditions of approval, the site development <br /> standards for the Planned Unit Development shall be those of the C-C Central <br /> Commercial District. <br /> 5. No additions or expansions are permitted to any residential unit within the project area. <br /> Future building and/or site improvements not covered by this development plan <br /> approval will be subject to City review and approval prior to any changes to the building <br /> and/or site. <br /> 6. The garages and driveways shall not be modified or used for storage in a manner that <br /> would interfere with the ability to park one car within the garage and one car in the <br /> driveway and each resident shall utilize the garages and driveways for the parking of <br /> vehicles. In addition, boats, trailers, campers, motor homes, and other recreational <br /> vehicles shall not be parked or stored on-site. The property owner or manager shall be <br /> responsible for enforcing these restrictions, which shall be stated clearly in all leases. <br /> 7. Prior to issuance of a building permit, the City Council shall approve an in-lieu <br /> parking agreement for 7 parking spaces in accordance with Municipal Code <br /> provisions to provide the Code-required parking spaces for this project. The <br /> applicant shall pay the applicable in-lieu parking fees at a rate determined by the <br /> City Council prior to issuance of a building permit for the project. <br />
