BACKGROUND <br /> On December 12, 2012, the Planning Commission recommended approval of PUD-93 <br /> by Danville School Street Investors, LLC to construct a four-lot detached single-family <br /> home development on an approximately 2.23-acre vacant lot located at 362 Sycamore <br /> Road and within the North Sycamore Specific Plan area, as shown on the attached <br /> vicinity map. <br /> On February 5, 2013, City Council approved PUD-93 to allow the construction of the <br /> four-lot detached single-family home development. <br /> On March 28, 2013, the Staff Review Board, acting within their authority, approved the <br /> minor subdivision application by Danville School Street Investors, LLC to subdivide 362 <br /> Sycamore Road into four lots. <br /> On June 11, 2014 Parcel Map 10144 was recorded at the County of Alameda Clerk- <br /> Recorder's Office following the City Engineer's approval of the map, as authorized for by <br /> the Municipal Code. <br /> The subdivision improvements serving the four lots have been constructed per the <br /> project improvement plans that were reviewed by City staff, approved by the City <br /> Engineer, and prepared in compliance with the approved Parcel Map. <br /> DISCUSSION <br /> The following improvements shall be private: the driveway connecting the four lots <br /> (Sycamore Court); the fire hydrant with service line connecting to the City water system; <br /> the water laterals after the water meters; the sewer laterals; the on-site storm drain <br /> system connecting to the City system; and dry utilities serving the sub-division. These <br /> improvements will be maintained by the property owners within the Parcel Map area. <br /> The onsite improvements include bioswales that were constructed to mitigate storm <br /> water runoff required by the San Francisco Bay Region Municipal Regional Stormwater <br /> NPDES Permit. The storm drain improvements and storm water treatment areas <br /> installed within the Parcel Map area are private and shall be maintained by the property <br /> owners. <br /> The water main and sewer main located on the private roadway will be public and <br /> maintained by the City. <br /> Staff has reviewed the conditions of approval of the Parcel Map and finds that all public <br /> improvements and conditions have been completed and satisfied. <br /> Page 2 of 3 <br />
