25. All HVAC equipment, antennas, satellite receiving stations, etc., shall be located on the <br /> plans submitted for permit for the commercial portion of the project. No HVAC <br /> equipment, antennas, satellite receiving stations, etc. equipment shall be permitted on <br /> the roof. <br /> 26. Prior to receiving a foundation inspection for each structure, the applicant shall submit a <br /> pad elevation certification prepared by a licensed land surveyor or registered civil <br /> engineer to the Chief Building Official and Director of Community Development, <br /> certifying that the pad elevations and building locations (setbacks) are pursuant to the <br /> approved plans. <br /> Engineering Department <br /> Prior to issuance of any construction permits, the applicant shall provide the Storm Water <br /> Requirements Checklist and appropriate storm water treatments as per State NPDES permit. <br /> 27. Prior to final inspection, the applicant shall remove the existing driveway on Peters <br /> Avenue and replace it with curb gutter and sidewalk as per City standard specifications <br /> and details dated January 2011. <br /> 28. Prior to final inspection, the applicant shall construct new driveways on Peter's Avenue <br /> per City standard specifications and details dated January 2011. <br /> 29. Prior to final inspection, the applicant shall reconstruct the existing curb ramp at the <br /> northeast corner of Peters Avenue and St. Mary Street per Caltrans Standard Plan R8P <br /> A88A. <br /> 30. The applicant shall construct the water and sanitary sewer laterals outside of the <br /> driveways as far as possible. Details of the water and sanitary sewer laterals shall be <br /> shown on the building permit plans and shall be subject to the review and approval of <br /> the City Engineer prior to issuance of a building permit. <br /> 31. The preliminary grading plan dated January 24, 2015 within Exhibit B shows the <br /> proposed water meter and sanitary sewer lateral within driveway. Prior to final <br /> inspection, the applicant shall install the water meter outside of the driveway in the <br /> landscaped area. <br /> 32. Prior to final inspection, the applicant shall install a traffic-rated boxes and traffic-rated <br /> covers on all utilities within the driveway. <br /> 33. Prior to final inspection, the applicant shall connect all storm drain laterals that connect <br /> to the City storm drain system to the existing or new storm drain manhole. <br /> 34. A parcel map shall be required to subdivide the property into four lots. With the map, the <br /> project developer shall set forth the maintenance areas of the proposed development <br /> and maintenance responsibilities.
