Mr. Dolan replied that this is a standard approach. He explained that the current <br /> definition for a house, if the house has a 35-foot limit, the chimney is allowed to stick up <br /> above that limit. <br /> Chair Blank stated that the measurement would be from the highest point of the house <br /> to the highest point of the ridgeline behind the house, and that distance has to be at <br /> least 100 vertical feet and not within 100 vertical feet. <br /> Commissioner Olson indicated that the Commission's discussion at the last meeting <br /> was counter to this and that the Commission agreed about not violating that <br /> 100-vertical-foot setback. <br /> Chair Blank stated that for the record, the Commission is unanimous about the <br /> exception of chimneys, cupolas, and similar appurtenances, and that the <br /> measurement would be from the highest point of the house to the highest point of <br /> the ridgeline behind the house, and that distance has to be at least 100 vertical <br /> feet and not within 100 vertical feet. <br /> Commissioner Narum noted that the Commission is good with the language. <br /> Commissioner Olson stated that the Commission is not good with "horizontal plane." <br /> Chair Blank noted that the language does not say "from the top of the house;" it says <br /> "horizontal plane." He indicated that he would like to make it very specific that the top of <br /> the roofline to the highest part of the ridge behind the house has to be at least <br /> 100 vertical feet, exempting chimneys and the standard things. <br /> 2. Eliminate the exemption process for manufactured slopes, streets, and roads on <br /> slopes greater than a 25-percent grade, and for streets or roads to landlocked <br /> properties. <br /> 3. Design and environmental review processes referenced in the proposed chapter <br /> for roads and streets is normally done and does not need to be repeated in the <br /> draft code chapter. <br /> Commissioner Pearce stated that she thinks the Commission is in agreement <br /> with these two.
