BACKGROUND <br /> On March 12, 2015, acting within its authority the Staff Review Board approved a minor <br /> subdivision application by SFI Pleasanton, LLC (SFI) to subdivide a 52.45-acre portion of <br /> the property, located at 4400-4460 Rosewood Drive, into ten commercial parcels. <br /> On June 25, 2015, the City entered into a subdivision improvement agreement with SFI <br /> to construct subdivision improvements to serve the proposed ten parcels. The <br /> improvements have been constructed in conformance with the improvement plans that <br /> were prepared in compliance with the approved Tentative Map approved by the City <br /> Engineer. <br /> All subdivision improvements have been constructed and are ready for acceptance. <br /> DISCUSSION <br /> Completed Public Improvements <br /> The subdivision improvement agreement provided for the construction of subdivision <br /> improvements that consisted of a public sanitary sewer main and private sanitary sewer <br /> laterals to serve the proposed ten lots as required per Section 15.32.090 of the Municipal <br /> Code. <br /> As required by state law (Section 66499 of the Subdivision Map Act) and Section <br /> 19.24.080 of the Municipal Code, SFI posted a cash bond in the amount of $630,550 to <br /> secure the faithful performance of the work. In accordance with the subdivision <br /> improvement agreement, ten percent of the $630,500 will be held as a warranty bond for <br /> one year following Council acceptance to ensure the work is free from defects. <br /> The public sanitary sewer main serving this project will be maintained and operated by <br /> the City. The private sanitary sewer laterals will be maintained and operated as provided <br /> for in the Declaration of Convenants, Conditions, and Restrictions for Rosewood <br /> Commons, which were recorded concurrently with Parcel Map 10287 on July 13, 2015. <br /> Staff has reviewed the conditions of approval of the Tentative Parcel Map and finds that <br /> all public improvements and conditions have been completed. <br /> Submitted by: Fis I Review: Approve by: <br /> 11. <br /> Stephe irkpatrick Tina Olson Nelson Fialho <br /> Director of Engineering Director of Finance City Manager <br /> Attachment: <br /> 1.
