CITY COUNCIL AGENDA REPORT <br /> pLE ASANTON, <br /> December 15, 2015 <br /> Engineering <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS, AND SUBDIVISION <br /> AGREEMENT FOR TRACT 8246 (ANDARES) <br /> SUMMARY <br /> Throughout the entitlement process this project has been known by the developer's <br /> name "SummerHill Homes." They have now named the tract map 8246 and the <br /> development "Andares" Tract 8246 creates 16 lots for 94 new residential condominium <br /> units, six lots for private streets, two lots for common walkways and landscaping, and <br /> one lot for play equipment on a 5.9-acre parcel at 5850 West Las Positas Boulevard. <br /> The property is located southwest of the West Las Positas Boulevard and Hacienda <br /> Drive intersection and will share a private access easement with the adjacent parcel to <br /> the immediate east on West Las Positas Boulevard. Staff has reviewed the Final Map <br /> and Improvement Plans and has found them to be in substantial compliance with the <br /> approved Vesting Tentative Map. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On May 13, 2015, the Planning Commission reviewed SummerHill Homes' application <br /> to modify the minimum density requirements, amend the previously approved <br /> development agreement, and construct 94 residential condominium units; and <br /> recommended that the City Council approve PUD-81-30-89D, the PUD development <br /> plan for the construction of the 94 condominium units and related site improvements. <br /> On June 26, 2015, the Planning Commission approved the Vesting Tentative Map for <br /> Tract 8246 <br /> RECOMMENDATION <br /> 1. Approve the Final Map, Improvement Plans and the Subdivision Agreement for Tract <br /> 8246 (Andares). <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> 3. Accept all parcels of land and easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> The proposed development should have a negligible financial impact on the City. <br /> Revenue from taxes and development fees generally cover the increased cost to <br /> provide services and maintain infrastructure. The developer is responsible for the cost <br /> of constructing the improvements related to the project. <br />
