Robert Comito and I (along with my wife and daughter) have lived <br />at 429 Junipero Street here in Pleasanton for over 20 years. Tonight the Council is meeting to decide on the <br />Greenbriar Homes, Lund Ranch II Development. Living on Junipero Street, I am concerned that that ALL the <br />traffic from the Lund Ranch II development will head down either Independence Drive or Junipero Street. In <br />addition,gone to many of the Planning Commission and City Council Meetings, I find it interesting that some of <br />the very people talking about the slope issue of PP are the people who do not want a road from Lund Ranch II <br />connecting to their neighborhood. Through the years, the traffic on Junipero Street has increased because of <br />additional development north of Mission Park. It has also increased because Valley Avenue now connects to <br />Junipero Street, and people use Junipero Street as a cut - through to avoid the congestion at Bernal Avenue and <br />Sunol Boulevard when heading toward Livermore. Now, we seem to have the same 50- building development <br />for Lund Ranch II proposed once again and on the brink of approval. The three -car garage of each house <br />potentially increases traffic by 150 vehicles each direction on either Independence Drive or Junipero Street. <br />Traveling to the work, schools, the grocery store, and so forth, will just compound this traffic issue. It seems <br />logical to me that most people will head toward the 680 freeway to go toward San Jose, San Ramon, or the 580 <br />freeway. Therefore, most of the traffic from the Lund Ranch II development will head down Junipero Street, <br />because it's the closest way to 680 without hitting the congestion of Bemal and Sunol. Junipero Street is a small <br />residential street and getting out of a driveway already is challenging because of the existing traffic. The extra <br />traffic from Lund Ranch II will just make the existing traffic on Junipero Street worse. The extra traffic will <br />also prove more dangerous to pedestrians and bicyclists, including the children going to and from Hearst <br />Elementary and Pleasanton Middle School. It seems to me that the potential of hitting a pedestrian with the <br />current traffic can happen and with more traffic, it is a reality From the meetings I have attended, I am sure that <br />the individuals from Greenbriar Homes and those concerned about PP do not live on Junipero Street. Therefore, <br />I implore you to seriously consider distributing the Lund Ranch II traffic into all the neighborhoods around the <br />development, not just the Mission Park area.
