• Rear Yard Setback— 10-feet. <br /> • Interior Side Yard — 10-feet. <br /> • Street Side Yard for Corner Lots — 20-feet. <br /> • Maximum height — One-story and 15-feet, measured from the lowest to <br /> highest points on the building, excluding chimneys which may have a <br /> maximum height of 20 feet. Second units located above a garage may <br /> exceed the 15-foot height limit, but may not exceed 25 feet in height as <br /> measured from the lowest grade adjacent to the structure to the <br /> highest ridge or top of the structure. <br /> (Note: The floor area for enclosed accessory structures shall be included <br /> in the sites' floor area ratios.) <br /> e. Architectural projections and/or bay windows shall conform to the <br /> definitions and standards described under Section 18.84.120 of the <br /> Pleasanton Municipal Code. <br /> f. All building heights shall be measured from the lowest to the highest <br /> points of the structure. Projections above the maximum building height for <br /> primary and accessory structures may be allowed provided that they <br /> conform to the definitions and development standards of Section <br /> 18.84.150 of the Pleasanton Municipal Code. <br /> 15. During construction, if the City is under declared drought conditions, all water <br /> used for dust control shall be recycled. <br /> 16. Homeowners shall limit irrigated lawn area to 25 percent of total landscaped area <br /> in rear/back yards. <br /> 17. The applicant shall provide additional technical information (based on field <br /> surveys by a licensed surveyor or civil engineer) regarding the boundaries of the <br /> area determined to be "man-made" slopes. If the Community Development <br /> Director determines, based on this information, that there are areas of 25-percent <br /> slope within the proposed development/ grading envelope, the project shall be <br /> revised to avoid the areas determined to be a natural 25-percent slope. The <br /> Community Development Director shall present staff conclusions on this issue to <br /> the City Council in the Council Agenda report and at the City Council hearings. <br /> 18. Prior to building permit approval, the project applicant or developer shall submit a <br /> comprehensive fencing plan with the fence designs and their locations with the <br /> tentative map application for review and approval by the Director of Community <br /> Development. <br /> 19. Fences between 6 and 8 feet in height, which are proposed to be constructed <br /> after building occupancy, shall be subject to the review and approval by the <br /> Director of Community Development according to the standards of the <br /> Pleasanton Municipal Code. <br /> Page 4 of 28 <br />
