SUPPLEMENTAL, BA TFPJAI
FrOVlded to the City Council
Subject: FW:Issues of Concern - Ponderosa's PropoS eg vie apnn`e
Centerpointe Church Property K
Date
OCT 0 6 2015
From: Sandy Yamaoda [)
Sent: Monday, October 05, 2015 5:13 PM
To: Maria Hoey; Mayor and City Council
Subject: Issues of Concern - Ponderosa's Proposed Rezoning & Development of Centerpointe Church Property
Dear Mayor Thorne,Vice Mayor Brown and City Council Members& Members of the Planning Commission:
I thought I would send you some more concerns I have about the proposed rezoning and development of the
Centerpointe Church property.
In response to complaints that may come to you about noise from the Church or loud nighttime music,or from future
churches.
- I walked the Ironwood Classics neighborhood and talked to homeowner, Nirmal Jain at 1085 Nolan Ct. His home
backs up to the Gardens and from his front yard I saw one of the church buildings. I asked him if he ever was
disturbed by noise from the church and he said, "Never".
- I interviewed Beckie Greene, Community Director for The Gardens at Ironwood. I asked her about rental units, the
amenities, costs, parking. I asked her if anyone ever complained about noise. She said "No, but if they had trouble
with their next door neighbor, they usually worked it out between themselves." I asked her if anyone had ever
complained to her about noise coming from the sprung structure at Centerpointe Church. She said, "No". I asked
her about noise from the preschool. She said they did hear the children when they came out at recess but the
residents seemed to like that.
- Residents have the option of discussing any alleged noise issue with Pastor Barris. Certainly he would want to be a
good neighbor.
- The church has an Conditional Use Permit and if neighbors are offended they could seek to have that revoked or
call the police with complaints.
- I had a neighbor who had live-outdoor band and pool parties. He moved away and a quiet family has moved
in. Not all neighbors are the same, not all
churches are the same.
Possible complaints (I have heard this)that some Ironwood residents don't know what kind of church will settle here
and "they wouldn't want to give preference to any one religion"
- Sounds discriminatory and the recent news article suggesting that Muslims might want to locate here just fans
fears. We are happy to sell expensive homes to immigrants often for cash, have them open businesses here, buy
cars and goods, have their children excel in our schools but we don't want them to worship here. Sad!
About traffic if Centerpointe sold their property to a preschool, daycare, etc. in addition to Montessori
- Building houses on this property creates additional traffic on our streets. However, while schools do have to
contend with making space for"dropping off' children—they would be dropping off the children and continuing on
the way to work. Hence no additional traffic on our streets. I don't know what you call this, perhaps it is"pass
through"traffic. So developing the land further for an expanded school would be better option.
About the parking design
- Ponderosa got the parking issue all wrong at the Gardens and they are really squeezing Montessori with their
parking design. Their design benefits the Gardens which they or their investors own. If Montessori wants to grow,
it is up to them to "figure out" how to deal with the limited parking and to pay for the study(not fair). If Grandma
and Grandpa want to come to Open House or preschool graduation even in the evening and they can't fit in the
parent's car that makes parking an issue especially because there is no parking on Busch, Ironwood or streets in this
private development.
- The change of 13 to 22 additional parking spots for the Gardens reduces the parking allotted to Montessori. It
helps the residents but not the school.
1
