THE CITY OF _ <br /> SUPPLEMENTAL MATERIAL <br /> —-�-% r Provided to the City Council <br /> At«t D►btrlbullun poet <br /> P LEASANT®No Date OCT 0 6 1015 <br /> MEMORANDUM <br /> Date: October 6, 2015 <br /> To: Mayor Thorne and City Council mbers <br /> From: Nelson Fialho, City Manager <br /> Gerry Beaudin, Director of Community Development <br /> Subject Item 20: PUD-111, Ponderosa Homes <br /> This memo includes: <br /> 1) Additional information about the implications of the Villas at Ironwood/Centerpointe Church <br /> Project (PUD-111) on water use, traffic, and the City's inventory of land designated for <br /> Community Facilities-Other Public and Institutional uses in the General Plan; and <br /> 2) Recommended minor revisions and clarifications to the Agenda Report attachments <br /> including: the project conditions of approval, the Affordable Housing Agreement, and inserting <br /> a current version of the conditions of approval pertaining to operation of the proposed private <br /> school (replacing the older version inadvertently included in the project Agenda Report). <br /> ADDITIONAL INFORMATION ABOUT LAND USE CHANGES, WATER AND TRAFFIC <br /> General Plan Land Use Designation. <br /> Public comments received by staff about the project have indicated concern that the proposed <br /> project would reduce the City's inventory of land designated for Community Facilities - Other <br /> Public and Institutional uses in the 2005-2025 Pleasanton General Plan. There are a total of <br /> eight (8) privately-owned, potentially developable sites in the City with this land use <br /> designation (many more publicly-owned sites, including the community's public schools, also <br /> have this designation). These eight (8) sites comprise approximately 64.48 acres. The <br /> proposed project would change 4.23 acres, or 6.6% of the City's existing privately-held <br /> inventory of Community Facilities - Other Public and Institutional land, to a Medium Density <br /> Residential designation. <br /> Water Use <br /> As discussed in the City Council Agenda Report for the project, the proposed 25 single-family <br /> homes and private school would replace an approved church facility which, at build-out, would <br />
