wall. A section detail showing the proposed window recess shall be submitted <br /> with the plans submitted for the issuance of a building permit. Said plan and <br /> detail are subject to the review and approval of the Director of Community <br /> Development. <br /> 6. Plans submitted to the Building and Safety Division shall show provide a detail <br /> for the retaining walls, identifying its material and color. Said detail is subject to <br /> the review and approval of the Director of Community Development. <br /> 7. The project/building developer shall comply with the following requirements for <br /> making all units on the subject site photovoltaic- and each villa unit solar water- <br /> heating ready. Making units photovoltaic- and villa units solar water-heating <br /> ready shall require the following measures to be implemented with the <br /> construction of the structures covered: <br /> a. Electrical conduit and cable pull strings shall be installed from the roof/attic <br /> area to the buildings' main electrical panels; <br /> b. Roof trusses shall be engineered to handle an additional load of five (5) <br /> pounds per square foot beyond that of the anticipated load for the roofing <br /> material; <br /> c. An area shall be provided near the electrical panel for the installation of an <br /> "inverter" required to convert the direct current output from the <br /> photovoltaic panels to alternating current; <br /> d. Plumbing shall be installed for solar-water heating in the villa units; and <br /> e. Space shall be provided for solar-heating tank in the villa units. <br /> These measures shall be shown on the building permit plan set submitted to the <br /> Director of Community Development for review and approval before issuance of <br /> the first building permit. <br /> 8. Unless otherwise vested by an approved development agreement for the <br /> property this approval will lapse within two (2) years from the date of approval <br /> unless a building permit is issued and construction has commenced and is <br /> diligently pursued toward completion, or the City has approved an extension. <br /> 9. A final landscape and irrigation plan shall be submitted for review and approval <br /> by the Director of Community Development. <br /> 10. Plans submitted to the Building and Safety Division for permits shall show the <br /> location of all trash enclosures. All trash and refuse shall be contained <br /> completely within trash enclosures. The materials and color of proposed <br /> enclosures shall match the building and the gates shall be corrugated metal or <br /> solid wood. The design of the enclosure (all four sides) shall be shown on the <br /> plans submitted for issuance of building permits. The design and location of the <br /> trash enclosures shall be subject to the approval of the Director of Community <br /> Development and Fire Chief. Trash containers shall be stored within the <br /> enclosure at all times, except when being unloaded. <br /> 2 <br />
