PUD-68-06M <br /> Exhibit A, Conditions of Approval <br /> Continuing Life Communities North Phase <br /> 3300 Stoneridge Creek Way <br /> August 18, 2015 <br /> PROJECT SPECIFIC CONDITIONS OF APPROVAL <br /> Planning <br /> 1. Plans submitted to the Building and Safety Division shall show evergreen trees <br /> near the western property line such that there will be no gaps in tree landscaping <br /> once the trees are mature as determined by the Director of Community <br /> Development. Said plan is subject to the review and approval of the Director of <br /> Community Development. <br /> 2. Plans submitted to the Building and Safety Division shall show an acceptable <br /> mitigation measure to reduce the noise within the patio for the northern most villa <br /> to 60 dBA Ldn. An acceptable mitigation measure to meet this requirement is <br /> enclosing the patio with walls and a roof. The design of this measure (or <br /> acceptable alternative) shall be subject to the review and approval by the <br /> Director of Community Development. <br /> 3. In order to address diesel particulate matter exposure, for each unit within 247 <br /> feet of the southern edge of the closest existing travel lane of the 1-580 freeway, <br /> the project developer shall either: (1) install a high efficiency particulate air <br /> (HEPA) filter in the unit; or (2) relocate the unit such that it is more than 247 feet <br /> from the southern edge of the existing travel lane of the 1-580 freeway; or (3) <br /> propose other acceptable alternative as determined by the Director of <br /> Community Development. Based on the Health Risk Assessment (Exhibit B), <br /> this requirement applies to the two northern most villa units on the western side <br /> of the street, the single villa on the eastern side of the street, and the two <br /> independent living units that are within the 247-foot setback from the existing <br /> edge of the southern travel lane of 1-580. Plans submitted to the Building and <br /> Safety Division shall indicate this requirement, and the applicant shall provide <br /> written verification of the installation of the HEPA filters prior to occupancy. The <br /> HEPA filter units shall be maintained in a good condition at all times. <br /> Replacement HEPA filters shall be installed regularly, as recommended by the <br /> HEPA filter manufacturer. <br /> 4. Plans submitted to the Building and Safety Division shall include an elevation <br /> showing the entrance to the underground parking garage. Said plan is subject to <br /> the review and approval of the Director of Community Development. <br /> 5. Plans submitted to the Building and Safety Division shall include a plan showing <br /> the location of recessed windows for the proposed buildings. All windows <br /> required to be recessed shall be recessed one to two inches into the building <br /> 1 <br />
