Making units photovoltaic- and villa units solar water-heating ready shall require the <br /> following measures to be implemented with the construction of the structures covered: <br /> a. Electrical conduit and cable pull strings shall be installed from the roof/attic area <br /> to the buildings' main electrical panels; <br /> b. Roof trusses shall be engineered to handle an additional load of five (5) pounds <br /> per square foot beyond that of the anticipated load for the roofing material; <br /> c. An area shall be provided near the electrical panel for the installation of an <br /> "inverter" required to convert the direct current output from the photovoltaic <br /> panels to alternating current; <br /> d. Plumbing shall be installed for solar-water heating in the villa units; and <br /> e. Space shall be provided for solar-heating tank in the villa units. <br /> These measures shall be shown on the building permit plan set submitted to the Director <br /> of Community Development for review and approval before issuance of the first building <br /> permit. <br /> 8. Unless otherwise vested by an approved development agreement for the property this <br /> approval will lapse within two (2) years from the date of approval unless a building permit <br /> is issued and construction has commenced and is diligently pursued toward completion, <br /> or the City has approved an extension. <br /> 9. A final landscape and irrigation plan shall be submitted for review and approval by the <br /> Director of Community Development. <br /> 10. Plans submitted to the Building and Safety Division for permits shall show the location of <br /> all trash enclosures. All trash and refuse shall be contained completely within trash <br /> enclosures. The materials and color of proposed enclosures shall match the building <br /> and the gates shall be corrugated metal or solid wood. The design of the enclosure (all <br /> four sides) shall be shown on the plans submitted for issuance of building permits. The <br /> design and location of the trash enclosures shall be subject to the approval of the <br /> Director of Community Development and Fire Chief. Trash containers shall be stored <br /> within the enclosure at all times, except when being unloaded. <br /> 11. Except, as modified by conditions in this document, all conditions of Cases PUD-68 <br /> through PUD-68-05M shall remain in full force and effect. <br /> Climate Action Plan <br /> 12. In accordance with Climate Action Plan Measure LU3-3, the project developer shall <br /> encourage transit use and provide pedestrian and bicycle facilities on-site. <br /> 13. In accordance with Climate Action Plan Measure TSM1-5 and TR-16, the applicant shall <br /> continue to provide scheduled transportation for residents at reduced or no cost. <br /> 14. In accordance with Climate Action Plan Measure TR1-9, the applicant or responsible <br /> party shall ensure that drivers of diesel vehicles on the subject site do not idle their <br /> vehicles. <br /> 15. In accordance with Climate Action Plan Measures NM1-4, NM1-5, and NM1-8, the <br /> applicant or responsible party shall provide safe and convenient bicycle parking and <br /> bicycle-related improvements. Said improvements may include bicycle storage (wall- <br /> mounted racks in covered areas for employees), work-place provision for showers, or <br /> other alternative approved by the Director of Community Development. <br /> 4 <br />
