Utility Planning <br /> 46. The applicant shall work with City staff to determine appropriate water and sewer <br /> connection fees for the subject project. <br /> Fire <br /> 47. The following items will be provided prior to any construction above the foundation or <br /> slab. NOTE: Periodic inspections will be made for compliance. <br /> a. Where multiple buildings are under construction, access shall be provided <br /> around all buildings as specified on the Site Plan Approval or Exhibit B. <br /> b. Where on site fire hydrant(s) are required, they shall be installed, flushed and all <br /> valves open prior to any construction above the foundation or slab. This includes <br /> concrete-tilt-up and masonry buildings. Temporary aboveground water storage <br /> tanks are not permitted as alternative water supply sources for commercial and <br /> industrial development. <br /> c. Prior to request for final inspection, all access roads, on site access and fire <br /> hydrants shall be provided. All fire hydrants shall be acceptance inspected and <br /> tested to applicable City Public Works Standards. <br /> d. Where a project is phased as part of the development approved by the City, <br /> specific access, water supply and fire hydrant installations will be required as part <br /> of each phase. As needed a phasing plan with these improvements will be <br /> required. <br /> e. Where on site grading/utility plans are submitted for review and approval prior to <br /> building construction drawings, emergency vehicle access routes, fire hydrant <br /> locations, material staging areas, etc. shall be provided. <br /> f. The area of the development shall be tested for strength and clarity of signal to <br /> and from the area for City emergency services communications including, but not <br /> limited to, City eight hundred megahertz (800 MHz) trunked radio, Livermore- <br /> Pleasanton Fire Services radio, Alameda County eight hundred megahertz (800 <br /> MHz) trunked radio, CLEMAR/ Police Dispatch, and the current police mobile <br /> data system, unless waived by the Police Department, City of Pleasanton. <br /> Expert opinions may be required in anticipation of communications difficulties <br /> inside or around large structures. Mitigation plans of less than acceptable <br /> communications shall be submitted to the satisfaction of the Police Department <br /> prior to approval and shall be financed by the applicant immediately upon <br /> approval. <br /> Traffic Engineering <br /> 48. Plans submitted to the Building and Safety Division for plan check shall be modified to <br /> show the parking stall at the southwestern-most end of the parking garage with an <br /> additional buffer to allow for adequate vehicular access to the stall (similar to what is <br /> shown for the two perpendicular stalls at the northeast end of the garage). Said <br /> modification shall be subject to the review and approval of the City Traffic Engineer. <br /> 49. Plans submitted to the Building and Safety Division shall be amended to show adequate <br /> turn-around for the parking stalls farthest northeast on the site, south of the existing <br /> wood shop. Said modification shall be subject to the review and approval of the City <br /> Traffic Engineer. <br /> 13 <br />
