ATTACHMENT 1 <br /> ORDINANCE NO. <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> APPROVING THE APPLICATION OF STONERIDGE CREEK PLEASANTON <br /> CCRC FOR A MAJOR MODIFICATION TO A PLANNED UNIT <br /> DEVELOPMENT (PUD), AS FILED UNDER CASE PUD-68-06M <br /> WHEREAS, Stoneridge Creek Pleasanton CCRC has applied for a Major <br /> Modification to an approved Planned Unit Development (PUD-68) development plan to <br /> reduce the unit count, modify the density, construct subterranean parking, add <br /> amenities, and related site improvements in the northern 10 acres of the Continuing Life <br /> Communities retirement community located at 3300 Stoneridge Creek Way (the <br /> "Project"); and <br /> WHEREAS, zoning for the property is Planned Unit Development — High Density <br /> Residential/Commercial (PUD-HDR/C) District; and <br /> WHEREAS, at its meeting of July 8, 2015, the Planning Commission adopted <br /> Resolution PC-2015-18, determining that the proposed Major Modification to PUD-68 is <br /> appropriate for the site, making findings, and recommending to the City Council that <br /> PUD-68-06M be approved; and <br /> WHEREAS, on August 18, 2015, the City Council held a duly noticed public <br /> hearing on this application and considered all public testimony, agenda reports, and <br /> related materials, and the recommendations of City staff and the Planning Commission; <br /> and <br /> WHEREAS, the City Council determines that the conditions described in <br /> California Environmental Quality Act (CEQA) Guidelines Section 15162 have not <br /> occurred and finds that the previously prepared Environmental Impact Report (EIR) and <br /> Supplemental EIR (SEIR), including the adopted CEQA Findings and Statement of <br /> Overriding Considerations for the Stoneridge Drive Specific Plan Amendment/Staples <br /> Ranch are adequate to serve as the environmental documentation for this project and <br /> satisfy all the requirements of CEQA; and <br /> WHEREAS, the City Council finds that the proposed Major Modification is <br /> consistent with the City's General Plan, the Stoneridge Drive Specific Plan <br /> Amendment/Staples Ranch and purposes of the PUD ordinance, and by this reference <br /> adopts and reaffirms all of the considerations and findings set forth in Planning <br /> Commission Resolution PC-2015-18 and adopted at the City Council's August 18, 2015 <br /> meeting. <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> DOES HEREBY ORDAIN AS FOLLOWS: <br /> Section 1.
