THE CITY OF 5 <br /> CITY COUNCIL AGENDA REPORT <br /> pL EASANTON, <br /> August 18, 2015 <br /> Community Development <br /> Planning Division <br /> TITLE: PUD-68-06M — CONSIDER INTRODUCTION OF AN ORDINANCE <br /> APPROVING A MAJOR MODIFICATION TO A PLANNED UNIT <br /> DEVELOPMENT (PUD) PLAN TO REDUCE THE UNIT COUNT, MODIFY <br /> THE DENSITY, CONSTRUCT SUBTERRANEAN PARKING, AMENITIES, <br /> AND RELATED SITE IMPROVEMENTS IN THE NORTHERN 10 ACRES OF <br /> THE CONTINUING LIFE COMMUNITIES RETIREMENT COMMUNITY <br /> LOCATED AT 3300 STONERIDGE CREEK WAY <br /> SUMMARY <br /> Stoneridge Creek Pleasanton has submitted an application for a Major Modification to its <br /> PUD Development Plan, which was approved by City Council on September 7, 2010. The <br /> modification primarily entails a reduction in the overall unit count and modification of unit <br /> type. With the subject proposal, a total of 151 units are proposed in the northern 10 acres <br /> of the site, which is an overall reduction of 70 units from the previous approval. Instead of <br /> two Independent Living Unit (ILU) buildings, one ILU building and six Garden Terrace <br /> buildings are proposed. Villa units (single level detached and attached duplexes), <br /> subterranean parking, and resident amenities, such as a pavilion building, amphitheater, <br /> bocce ball and pickleball courts are also proposed. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On July 8, 2015, the Planning Commission recommended approval of this project subject to <br /> the conditions shown in Exhibit A (Attachment 1). <br /> RECOMMENDATION <br /> 1. Find that the previously prepared Environmental Impact Report (EIR) and Supplemental <br /> Environmental Impact Report (SEIR), including the adopted California Environmental <br /> Quality Act (CEQA) Findings and Statement of Overriding Considerations are adequate <br /> to serve as the environmental documentation for this project and satisfy all the <br /> requirements of CEQA; <br /> 2. Find that the proposed PUD Development Plan is consistent with the Pleasanton <br /> General Plan and Stoneridge Drive Specific Plan Amendment/Staples Ranch. <br /> 3. Make the PUD findings for the proposed Development Plan as stated in the July 8, 2015 <br /> Planning Commission staff report (pages 12-14 in Attachment 4); and <br /> 4. Introduce the draft ordinance approving Case PUD-68-06M, subject to the Conditions of <br /> Approval, Exhibit "A" (Attachment 1). <br />
