THE CITY OF 9 <br /> PLEASANTONC CITY COUNCIL AGENDA REPORT <br /> August 18, 2015 <br /> Community Development <br /> Engineering Division <br /> TITLE: ACCEPT PUBLIC IMPROVEMENTS BASED ON VESTING TENTATIVE <br /> PARCEL MAP 10010 FOR THE YEE PROPERTY AT 4100 FOOTHILL <br /> ROAD <br /> SUMMARY <br /> PUD-87-19-03M and Vesting Tentative Parcel Map 10010 provide for the creation of <br /> four single-family custom home lots on a 29.82-acre site, located at 4100 Foothill Road. <br /> The property is located on the west side of Foothill Road and south of Oak Creek Drive <br /> as shown on the attached vicinity map. <br /> PUD-87-19-03M provides for the construction of the subdivision in three phases. The <br /> developer elected to initially construct Phases 1 and 2 prior to requesting approval of <br /> the parcel map. Phases 1 and 2 include subdivision improvements serving two (Lots 1 <br /> and 2) of the four proposed lots. The Phase 1 and 2 improvements have been <br /> constructed per the project improvement plans that were reviewed by City staff, <br /> approved by the City Engineer, and prepared in compliance with the approved Vesting <br /> Tentative Parcel Map. All subdivision improvements serving the two proposed lots have <br /> been constructed. The developer has requested City Council acceptance of the public <br /> improvements and has submitted a parcel map to create Lots 1 and 2. The parcel map <br /> is currently under review by staff and will be recorded following the City Engineer's <br /> approval of the map, as authorized for by the Municipal Code. <br /> RECOMMENDATION <br /> 1. Accept all onsite and offsite public improvements for Phases I and 2 of the <br /> approved PUD-87-19-03M and Vesting Tentative Parcel Map 10010. <br /> 2. Authorize the City Clerk to file a Notice of Completion. <br /> FINANCIAL STATEMENT <br /> Acceptance of the public improvements will have a negligible financial impact on the <br /> City. Revenue from taxes and development fees generally cover the increased cost to <br /> provide services and maintain infrastructure. The developer is responsible for the cost <br /> of constructing the improvements related to the project. <br />
