THE CITY OF 7 <br /> e CITY COUNCIL AGENDA REPORT <br /> pLEASANTONo <br /> August 18, 2015 <br /> Community Development <br /> Engineering Division <br /> TITLE: ACCEPT PUBLIC IMPROVEMENTS BY RYDER HOMES OF <br /> CALIFORNIA FOR TRACT 7981 (THE VINES) AT 3835 VINEYARD <br /> AVENUE <br /> SUMMARY <br /> Tract 7981 created ten single-family townhouse lots in a PUD-High Density Residential <br /> district. The approved PUD-71 and Final Map for Tract 7981 included the demolition of <br /> an existing house and construction of ten new single-family townhouses on an <br /> approximately 0.88 acre site. The property is located at 3835 Vineyard Avenue across <br /> from Adams Way as shown on Attachment 1. The project developer has constructed <br /> the subdivision improvements for this ten lot subdivision as per the project improvement <br /> plans. All subdivision improvements have been constructed and public improvements <br /> are ready for acceptance. <br /> RECOMMENDATION <br /> 1. Accept all offsite public improvements constructed with Tract 7981. <br /> 2. Authorize the City Clerk to file a Notice of Completion. <br /> FINANCIAL STATEMENT <br /> The driveway and all utilities serving this residential development are private and shall <br /> be maintained by the homeowners' association (HOA). There will not be an increase in <br /> the operating budget when this tract is accepted. <br />
